Costs

What a purchase costs on top.

  • Dubai Land Department transfer fee: 4% of the price, plus registration and trustee office fees.
  • Agency fee, usually agreed with the buyer’s agent before the offer.
  • With a mortgage: bank valuation, arrangement fee and mortgage registration.
  • The developer’s no-objection certificate (NOC) and settled service charges before transfer.

Fees as set by the Dubai Land Department; confirm the exact amounts with your agent and bank before you sign.

Buying in Arabian Ranches.

Arabian Ranches 1 for large villas, mature gardens and golf or polo views; Arabian Ranches 2 for a quieter, uniform villa cluster with a pool in each; Arabian Ranches 3 for the lowest entry price, newer homes and the highest rental yields.

Very few. Arabian Ranches 1 and 2 are complete. In Arabian Ranches 3, Anya and Anya 2 are due for handover in Q4 2026; their homes now trade as off-plan resales. No new Arabian Ranches launch was announced in 2025 or 2026.

Yes. UAE banks lend to residents and non-residents on completed freehold homes; the loan-to-value and conditions depend on your residency, income and the price. Get a pre-approval before you make an offer.
